What we do for you

A Property Report goes beyond reviewing seller-provided documents — our lawyer independently verifies the title, conducts court searches, and issues a formal written opinion accepted by banks and institutions.

Independent Title Verification

Our lawyer independently verifies the title at the Sub-Registrar office — not relying solely on documents provided by the seller.

Ownership Chain Analysis

We prepare a full ownership chain analysis covering every transfer from the original grant to the present owner.

Court Search for Litigation

We conduct court searches to identify any pending disputes, injunctions, or attachments on the property.

Formal Written Legal Opinion

We issue a formal written legal opinion with an overall title risk assessment and recommendation — accepted by banks and institutions for home loan disbursement.

Legal Framework

A Property Report draws on multiple laws to independently assess title, encumbrances, regulatory status, and litigation risk.

Central Law

Registration Act, 1908

The Sub-Registrar's records form the basis of the title search — all registered documents are part of the official property record.

Property Law

Transfer of Property Act, 1882

Governs what constitutes valid title — the report assesses whether the title is clear and marketable.

Real Estate Law

RERA, 2016

Developer registration, project details, and financial disclosures are publicly available on the RERA portal for new projects.

Procedural Law

Code of Civil Procedure, 1908

Governs court searches to identify any sub judice disputes, injunctions, or attachments on the property.

A Property Paper Review examines documents provided by the seller. A Property Report involves independent verification by the lawyer — including EC search, court records search, and revenue record verification — and results in a formal written legal opinion. The Report is more comprehensive and is accepted by banks and institutions.
A standard Property Report takes 5–10 working days depending on the complexity of the title and the time required for independent searches at the Sub-Registrar and revenue offices.
Most banks and NBFCs accept Property Reports prepared by empanelled or qualified lawyers. For home loan purposes, the bank may have their own panel lawyer requirements — we advise accordingly.
A marketable title is a title that is free from reasonable doubt — clear of encumbrances, litigation, and competing claims — such that a reasonable buyer would accept it without demanding a price reduction or special protection. This is the standard applied in all property reports.
