Yes. Any PoA used to execute a property transaction — sale, purchase, lease, or mortgage — must be registered with the Sub-Registrar to be legally effective for that purpose. An unregistered PoA cannot be used for property registration.

An apostilled PoA from abroad must first be adjudicated (stamp duty paid) at the Collector's office, and then presented for registration at the Sub-Registrar's office. The original principal must have signed before an Indian Consulate or local Notary with apostille.
Yes. A registered PoA can be revoked by executing a registered Deed of Revocation and notifying the attorney and relevant third parties including the property registry. Revocation is effective from the date the attorney receives notice.
